Immersed in the rolling hills of the Valdichiana countryside, at the foot of the beautiful Etruscan town of Cortona, we are facing a majestic villa that, from its position, overlooks and masters the surrounding territory, rich in cultivated fields, sunflowers, olive trees and vineyards: Villa Santa Caterina.
The villa is a beautiful Leopoldina house (typical eighteenth-century Valdichiana house, conceived by the Grand Duke of Tuscany Pietro Leopoldo who decided to finance the construction of these farmhouses to improve the living conditions of the farmers of the Valdichiana after the reclamation of the swamp land) which, thanks to a wise and careful renovation, has been transformed into a charming and elegant villa able to combine with taste and simplicity the appeal of ancient Tuscan tradition to the highest quality standards of modern living.
Its position makes it the ideal place to go on the discovery of the most beautiful cities of Tuscany and Umbria such as Cortona, Montepulciano, Montalcino, Perugia, Assisi, Pienza and many others, all reachable in less than an hour drive. The paths surrounding the villa invite to splendid walks on foot or on bike making you appreciate the beauty of the Tuscan countryside.
Villa Santa Caterina is surrounded by a large garden full of flowers and plants which hosts a beautiful swimming pool (7x16 meters - maximum depth 2.20 minimum 1.20mt - open from May to the 15th of October - pool towels included) complete with sun beds, deckchairs and umbrellas for relaxation. The pool is surrounded by old trees, olive trees and cypresses and is perfectly exposed to the sun throughout the day. From the swimming pool and the garden, the gaze sweeps the surrounding countryside, a landscape that will leave you breathless thanks to its colors and scents, giving you unforgettable sunsets.
Adjacent to the villa you will find a wood-burning oven and a barbecue where you can cook your meals in the open air and a large covered table to enjoy your lunches and dinners all together.
The villa is completely fenced by a Meditteranean hedge and has covered parking (4 parking spaces). It can comfortably accommodate up to 14 + 2 persons and develops on two main levels to which we add a third level where we find what in ancient times was called the Piccionaia and which today houses a beautiful suite.

The interiors of Villa Santa Caterina are very spacious and bright and are characterized by ceilings with exposed wooden beams and terracotta floors recalling the rustic Tuscan style, famous all over the world.
The villa develops on three floors. Originally, the ground floor was used as a tool shed, barn and stable, the first floor was intended for housing and finally the second floor was the Piccionaia. The building has undergone an important renovation which has created totally different areas: the ground floor has now become the meeting place for the group with a huge living room with sofas, fireplaces and TV and a dining area with a large table and chairs. Adjacent to the living room lies the fully equipped kitchen. From the living room and kitchen you will have direct access to the garden and outdoor dining area. Completing the ground floor are two bedrooms, one double and one twin (convertible into a double bedroom if necessary), a large bathroom with shower and bathtub and a laundry room. There is also a guest toilet.
You reach the second floor thanks to a comfortable terracotta staircase that leads us to what was once the most important room of the house: the large Leopoldina kitchen, meeting place of the family and currently a lovely salon where we find an impressive elevated fireplace, a beautiful stone sink and a wooden staircase leading to the Piccionaia. From the lounge you will have access to the four rooms that make up this floor: three double bedrooms and a fourth double bedroom. Upon request two additional single beds can be added. Each room has an ensuite bathroom (3 with shower and 1 with bathtub).
The seventh and last room is situated on the second floor in the Piccionaia: here a romantic bedroom composed of a french bed with bathroom with shower has been created.
